ABSTRACT

Building Decay means to undergo decomposition; to decrease usually gradually in size, quantity, activity or force. This research focuses on Building Decay in Public Institutions (A Case Study of The University of Benin Residential Staff Quarters: Senior Staff Quarters, Intermediate Staff Quarters and Junior Staff Quarters), with a view of evaluating the nature of decay of various quarters. The objectives are to: determine the causes of building decay, the maintenance procedures to decayed buildings and the solutions to decayed buildings. Using descriptive method, data was collected through well-structured questionnaire. Ninety-two (92) questionnaires were distributed and seventy (70) questionnaires were retrieved from various staff quarters. The data obtained from the research were analyzed using mean item score and relative importance index (RII). The study established the cause of building decay as lack of proper maintenance being the most significant cause of decay, School maintenance unit conducting regular inspection of the staff quarters monthly as the most significant maintenance procedure and preventive maintenance as the most significant solution to building decay. The study concludes that all staff quarters require routine maintenance to enable them maintain a healthy state and improved life cycle of the building and prevent decay. And also encourage the various residents to develop appositive attitude towards maintenance. The study evaluated the causes of building decay, the maintenance procedures to these decay and the solution to the various decay. The following specific findings are made based on the analysis conducted in chapter four. Building decay arises as a result of lack of proper maintenance of building structures. From the outlined maintenance procedures to curb the effect of building defect, school maintenance unit conducting regular inspection of staff quarters monthly was ranked as the xiv most significant maintenance procedure, futuristic maintenance program for existing building was ranked seconds and resident undertaking maintenance of their houses to prevent loss of value was ranked third. Preventive maintenance was ranked first as the most significant solution to building decay of residential staff quarters of the University of Benin.
